“Days on market” is the average number of days from listing to contract for homes that sold. “Active inventory” counts listings active at any point during the month. Across all residential property types, the average home closed about $17,974 below its list price.

The short version

The middle of the market held steady. The median came back to within about 2% of last September, after a weaker August. The softer numbers were at the high end and in new activity: the average sale price fell 13%, dollar volume fell 21%, and 17% fewer homes went under contract. Inventory was about level with a year ago, and homes that sold reached contract a little faster.

What this means for buyers

  • Less competition per home. Fewer contracts against a roughly level supply means fewer buyers bidding on any one house.
  • Most room at the higher end. With fewer high-priced homes closing, homes that have sat for a while in upper price ranges are where an offer below asking is most likely to get a real answer.
  • Don’t expect deep discounts on well-priced, mid-range homes. Sellers closed at about 98% of list on average.
  • Compare new construction. Builders in several communities are competing with resale homes, so ask what incentives are on the table.

What this means for sellers

  • Price it right from day one. Buyers compare your home with active listings and builder homes right away.
  • Plan for negotiation in dollars, not just percent. The average home closed about $18,000 below list across all residential types, and the gap tends to be larger on bigger homes.
  • Expect about ten weeks to contract. Homes that sold averaged 71 days on market, and the full trip to closing day ran about 105 days.
  • Your neighborhood matters more than the city number. A citywide median mixes townhomes, older ranch homes, and custom view homes. Ask for recent sales on your street.
